Yes. All residents are required to have valid tenant insurance. Proof of insurance must be provided before your lease begins, and your coverage must remain current throughout your tenancy.

Rent is due on the first day of every month.

Rent payments can be made conveniently online through the Gold Seal Tenant Portal.

Gold Seal is responsible for repairs and maintenance that are the landlord’s responsibility. If something in your home needs attention, simply submit a maintenance request online through the Tenant Portal.

Yes. Our Property Managers regularly inspect the common areas of our buildings. We also conduct apartment inspections at move-in, move-out, and annually to help ensure our properties are well maintained.

Yes, pets are welcome at Gold Seal properties. Pet owners are responsible for following all applicable City of Toronto requirements, including obtaining a valid pet licence where required.

Gold Seal is committed to providing a smoke-free environment for our residents. Smoking is not permitted inside your apartment, on balconies or patios, or within nine metres of a building entrance.

Yes. We recognize the convenience and importance of electric mobility devices, but safety comes first. Only certified devices are permitted, and devices and batteries must not be modified or stored in locker rooms. When charging, please follow the manufacturer’s instructions, avoid overcharging, and never use extension cords. These guidelines help keep everyone in the building safe.

Yes. Recycling bins are provided in designated areas at our buildings. Please help us keep our properties clean and environmentally friendly by placing recyclable items in the appropriate bins.

Electronics should not be placed in the building’s garbage or recycling bins. The City of Toronto provides options for safely disposing of electronics and other special waste. Visit theCity of Toronto Waste Wizard to find the appropriate disposal option for your item.

Yes. You’ll need to provide valid government-issued photo ID as part of the application process.

Contact the Building Manager to schedule a viewing. If you find a home you’d like to rent, the Building Manager will guide you through the application process.

Once we have received all of the required information and documents, applications are typically processed within two business days.

A lease agreement is a legally binding contract between you and your landlord that sets out the terms of your tenancy, including your rights and responsibilities and those of your landlord. Gold Seal uses the standardized lease issued by the Province of Ontario, in accordance with Ontario’s Residential Tenancies Act.
